Lease Details

All leases at Sterling Arbor BLU begin on August 21st and end on July 31st.

Your contract is based on a total amount for the lease term that is divided into 12 equal installments for convenience. Your first installment will be due on August 1st or before picking up your keys unless you are renewing for another year. Please note that rent is not prorated.

Rent is due on the 1st of the month and late on the 2nd of each month after 11:59 p.m. You will begin receiving late fees on the 3rd of the month.

Although we don’t want to see you go, Arbor BLU offers a relet process that allows you to find a replacement resident to take over the remainder of your lease contract. Once the new lessee is fully approved, your agreement will be terminated with a relet fee. See our Reletting Information page for more details.

To ensure all residents get the most of their time at Arbor BLU, below are some of the most common lease violations:

Rentistry is a convenient and highly effective way to build your credit simply by paying your rent on time. You will be charged 6.95 per month with your monthly charges. Rentistry can improve your credit score and financial wellness throughout your time at Arbor BLU. You may also unenroll at any time by visiting this link.

At Arbor BLU, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only 13.95 per month. Please note: the liability waiver program is not a renter’s insurance policy and personal property will not be covered.

If you choose to provide your own renter’s insurance, you must have at least 100,000 in personal liability coverage and upload your Declaration Page to Foxen.com for verification.

Leasing Process

Sterling Arbor BLU will begin leasing for the 2026–2027 term this Fall.

We want the leasing process to be as easy as possible.

On our website, go to Lease Now and select your favorite floor plan.

You will fill out the application all about YOU. You’ll also have the option to add parking and a guarantor during this process.

Once submitted, we’ll begin your screening and reach out with any questions. If you’ve added a guarantor, they’ll receive a separate email to complete their application and sign the Guarantor Agreement.

Once your screening is approved, we’ll generate your lease for electronic signing.

BAM – you’ve signed at the best community in Ann Arbor!

Yes, we do require a Guarantor to qualify to live at Arbor BLU. If you are unable to provide one, we offer a Guarantor Waiver Program for /month. A guarantor can still be added at any time during your lease agreement.

Yes, there is a application fee that must be paid when submitting your application.

No! The entire application and lease process can be completed online from any device — comfort and convenience all the way.

Roommate matching is very popular in our community, and we take it seriously. During your application, you’ll answer personality-based questions to help us match you with a compatible roommate and future friend!

Parking

Yes! We offer parking in the Forest Street covered parking garage for 325 per month.

Residents with a signed Arbor BLU Lease Agreement that includes parking will receive a parking permit at move-in. The garage is located at the corner of Forest and Willard.

Once you receive your permit, you may park in any open spot within the garage — permits are not tied to specific spaces.

Important: Any vehicle parked in front of Sterling Arbor BLU is subject to fines or tickets from the City of Ann Arbor.

Guests can park at street meters or in the Forest Street covered parking garage. Please note:

  • No visitor parking is available onsite.
  • There is a fee for visitor parking in the Forest Street garage.

Living at Sterling Arbor BLU

Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and Money Gram. You can set up a one-time payment or monthly recurring payments.

There will be a processing fee based on the form of payment you choose. You may also provide a check, money order, or cashier’s check to the office.

Our utilities are hassle-free! No setup or deposits required. You’ll pay an all-inclusive utility fee of 110 per month, due on the 1st of each month with your rent installment.

Our partner, Valet Trash, picks up trash every night. Here’s how it works:

  • Set your provided trash can outside your apartment between 5:00 PM and 7:00 PM.
  • Trash must be bagged and tied. Boxes must be broken down.
  • Bring your trash can back inside by 9:00 AM the following morning.
  • Trash chutes are also available on each floor for additional bags.

Arbor BLU’s maintenance team is here to help! If you have any maintenance concerns, you can submit a request through your Resident Portal.

We’ve also partnered with Happy Force, who will reach out immediately to help troubleshoot and gather more details about your request.

Our after-hours team is available for maintenance emergencies, including:

  • Water leaks or overflowing water from a tub, shower, sink, or appliance
  • AC outage when it’s over 85°F outside
  • Heater outage when it’s under 65°F outside
  • Apartment lockouts (bedrooms not included)

For medical emergencies, fires, or criminal activity, call 911 immediately before contacting the property.

All amenities (except the Skylounge and Patio) are open 24/7 to fit your schedule. Enjoy our fitness center, study café, and more any time of day!

The Skylounge and Patio are open daily from 9:00 AM – 10:00 PM.

We do not allow pets at this time.

We want all residents to enjoy their time at Arbor BLU. Please follow the Community Guidelines in your lease, including:

  • Proper use of amenities and common areas
  • No smoking within the community
  • No misuse of property safety equipment (fire extinguishers, exit signs, etc.)

We also offer roommate mediation to help maintain a positive living environment for everyone.

Yes, apartment transfers are possible based on availability. If there’s an open unit that meets your needs, we’ll be happy to help you transfer. A 500 transfer fee applies.

You will receive a key fob upon picking up your keys. It gives you access to:

  • Building front entrance
  • Common areas
  • Your apartment front door
  • Your bedroom door

For amenities, place the fob on the reader and wait for the green light. For your front or bedroom door, wait for the green light, then turn the key in the lock.

We offer a 24/7 package locker system through Parcel Pending. You’ll receive a text with an access code when a delivery is placed in the locker or package room.

Some oversized packages may be delivered to the Leasing Office. Standard mail and small packages will go to your assigned mailbox.

University Resources

Due to our location just steps from the University of Michigan, we are already on a campus bus route. If your classes are located further than you wish to walk, we are conveniently located across the street from a University of Michigan public transportation bus shuttle.

Parent/Guarantor

Just like your student, you have access to your own Resident Portal. Sign in using the Guarantor’s email and password set up during the application process.

Go to Payments → Pay Now → select or add a payment method → Submit Payment. You can also set up auto-payments from this section.

You can pay your rent installments early or in full. Please note that a credit will sit on the resident’s account, and the installments will still be pulled monthly.

Be sure to include any additional monthly fees such as parking, utilities, Rentistry, or liability insurance when paying in advance.

We understand it can be hard to leave your loved one behind — and visits are important!

However, access to Arbor BLU is limited to residents with a fob. A fob is required to enter the building and their unit. Only the primary leaseholder receives a fob, so your student will need to accompany all guests throughout the building.
